West Valley City Economic Optimization Department (WVCEOD) actively leverages the City’s extensive assets to attract investors. The region boasts a skilled local workforce and an affordable cost of living in a prime location.

ARA Industrial Park BuildingARA Industrial Park Building D

The completed ARA complex represents $189 million in capital investment, even before including tenants. The entire complex is 5 million square feet of new industrial space. ARA Building D was completed in 2021 and is the largest privately held building in the state, measuring 897,000 square feet. 

In 2022, Henkel moved in to occupy the entire building. Henkel operates worldwide with leading innovations, brands, and technologies in three business areas: adhesive technologies, beauty care, and laundry and home care. West Valley City welcomes the jobs created.

201 MVP

201 MVPWest Valley City’s 727,933-square-foot master-planned four-building industrial park, 201 MVP, is located in one of the most dynamic real estate corridors in the Western United States, known as Salt Lake County’s “Northwest Quadrant.” The project resides in the existing Economic Development Area (EDA), which provides a tax incremental financing vehicle for various tax abatement incentives available to qualifying users.

The region has evolved into a premier hub for high-tech and medical device manufacturing, advanced materials and aerospace/defense manufacturing, R&D, regional distribution, and e-commerce, in part, because of its proximity to an extensive labor pool.

Current tenants Duluth Trading Co., Irby, Brewers Supply Group, COMPAX, Aligned Data Center, and Serto have access to all major transportation infrastructure without time-wasting congestion. Building 4 still has vacancy.

  • Duluth Trading Co., the growing lifestyle brand famous for its durable, solution-based goods and clothes, opened a 228,000-square-foot satellite distribution facility at 6162 W. Beagley Road. The center created 300 full- and part-time employment opportunities and more than 100 seasonal, part-time staff openings to support peak-season operations.
  • Irby Utilities is a company with a vision to change the role of the electrical distributor from that of a bid-based provider of electrical products to that of a high-value partner, providing total electrical solutions. It expanded its operation into the Intermountain West with the 126,000-square-foot facility in West Valley City.
  • Brewers Supply Group (BSG) has a 67,000-square-foot production and distribution center in West Valley City. The company was founded in 2004 to deliver the finest brewing ingredients at competitive prices.  
  • COMPAX opened a 63,000-square-foot facility in West Valley City to expand its mission to deliver innovative packaging for brands. They have 16 years of manufacturing experience in the United States.
  • Aligned Data Center, with its mission to make critical infrastructure adaptive and intelligent enough to enable customers to expand on demand, found a natural home in West Valley City for its 59,000-square-foot facility. Utah ranks 2nd in the nation and 3rd worldwide for the fastest internet connectivity speeds, with an extensive fiber infrastructure. Referred to as the Silicon Slopes, Utah ranks 5th in the U.S. for national disaster safety.
  • Serto, a global manufacturer of valves, tube unions, and hoses, among other things, occupies a 16,800-square-foot facility at 6368 W. Beagley Road.

Sansone GroupSansone Group

The Sansone Group completed West Valley Logistic Center III, a 314,175 square foot, rear-load Class A speculative industrial warehouse and distribution center on 18 acres in West Valley City. Another 328,000-square-foot Sansone industrial site located at 2215 S 7200 W has recently gone vertical.

Raceway Commerce

Raceway Commerce is under construction on approximately 32.57 acres. These two rear load configuration buildings totaling 397,894 square feet with 36 trailer parking stalls are zoned for light industrial with immediate access to 201 Freeway and Mountian View Corridor.

Soleil Technology ParkSoleil Technology Park

Completed in 2021, Soleil Technology Park is an innovative amenity-rich office campus environment adjacent to a golf course and walking paths, offering a fitness room, covered parking, bike storage, a food truck court, game space, and much more. The campus features balanced energy consumption, redundant fiber optic, peak shaving technology, Qualified Opportunity Zone investment, and innovative tech. 

Five buildings totaling 525,000 square feet comprise the campus. Nusano, a health-tech company, now occupies 145,000 square feet, including a linear accelerator. Nusano works to revolutionize uranium-free radioisotope development and production in a broad range of diagnostic and therapeutic medical applications. The company will add 92 high-paying jobs in Utah over the next 15 years and relocate its corporate headquarters from Valencia, California. Nusano was approved for a tax credit of up to about $2 million for the $46.5 million project.

Fairbourne Station Business ParkFairbourne Station Business Park

Fairbourne Station Business Park, located at 3550 S Market Street, is an 8.5-acre mixed-use development completed in 2022, featuring Embassy Suites, upscale residences, 200,000 square feet of office space, and retail pads. The complex is the area’s second-tallest structure outside of downtown Salt Lake City and is a prime example of the area's revitalization. It was designed with aesthetics in mind, featuring green spaces and 360-degree views of the majestic Utah mountain ranges. 

In 2022, Metrodora, a clinic and research institute focusing on neuroimmune health and creating a new blueprint for patient care and research, leased 53,654 square feet. In West Valley City, Metadora found access to expertise and a local community ripe with biotech innovation.
